Selling your house.
Selling your house in Amsterdam or close surroundings is not as easy as it seems. There are many things to consider and questions like: how much will my house be worth? How do I give attention to my house? What do I do if someone is really interested in my house? And, what about the legal and administrative stuff, valuation, contracts, etc.?

* Window presentation: our office is located at the Kinkerstraat 12-C, with 24/7 a lot of traffic. A better way to be seen on the move is not thinkable!
* Brochures: In order to give as much information about your house as possible we will create a brochure which can be handed out during visits or be downloaded for free from our website.
* A very important part of the possibilities to get the best attention for a house nowadays is being visible on internet. Not only will the house be presented on our own website, Housing You Makelaars will provide ads on all major websites such as Funda.nl, zoekallehuizen.nl,huislijn.nl and a few others.
* Last but not least we will put a sign "for Sale" (Te Koop) on your house. Our experience is that people in the direct neighborhood are often interested in houses for sale in that area. For themselves or for friends. A well proved lead generator!

Once the vendor and the buyer have reached agreement on the most important points (the price, the date of transfer and the resolutive condition), the agreements will be set out in a contract of sale made by a civil-law notary. As soon as both parties have signed the contract of sale, and the buyer has received a copy of this contract, you have a three-day reflection period. During these three days you are entitled to cancel the purchase. If you decide to buy the property the transfer will take place with the civil-law notary on the agreed date of transfer.
What does this cost?
For making up the contract of sale, transfer and the contract for the mortage our experienced notary charges € 1500,- incl. all extra cotst and 19% VAT. For Amsterdam standard this is a very sharp rate!
In order to get a mortgage to finance your property, a valuation report of an independent valuer is necessary. Housing You Makelaars can provide you this service! The report will be made by an experienced valuer who can compile a valuation report which will be recognized by all financial institutions in the Netherlands.
Within a few days the property will be inspected, the necessary research takes place and the report will be elaborated and delivered in a professional way by post and e-mail.

To find the right mortgage is a difficult thing to do! The conditions sometimes change by the day and there are a lot of possibillities. Housing You Makelaars can help you with professional advise! Please contact us for an appointment with one of our professionals. Appointments can be made on location (work or at home) so it won't cost you much time.
Our advise on mortgage is for free! (This also counts for the second opinion about a mortgage proposal that you might already have received from your bank.)
That you realy like the house does not have to mean it is a wise object to buy!
Is the foundation ok? Are the technical installations safe? What extra costs will there be in the (near) future? This aspects, and many more, are checked in a construction report. The report shows pictures of things that need attention or that you have to be aware of. Also you can read the comments that are related to the pictures shown.
In some occations it is reccomended to implement such a report. Also some banks are demanding a technical report before giving a mortages(like a NHG mortgage).
